Project brief for a busy food handling site
The client needed a new cold room that would hold product safely through the workday and over the weekend, without temperature drift or constant callouts. The site handles fresh stock in a dusty part of Kimberley, so the room had to be easy to clean, keep out heat, and work hard in summer when the afternoon temperatures climb fast.
The brief was straightforward but strict. Build a properly insulated room, fit a condensing unit sized for the application, and leave the operation with a layout that staff could use without wasting time. We also had to work around an active premises, limited space, and the need to keep the floor area clear for receiving and dispatch.
- Site: Beaconsfield, Kimberley
- Use: Food handling and chilled storage
- Main requirement: stable temperature with low maintenance
- Constraint: working around an operating facility and tight access
What made this cold room project different
The biggest challenge was not the equipment itself, but the conditions around it. Beaconsfield can be hot and dusty, and on a food site that means door openings happen often while the room is in use. That puts pressure on the insulation, seals and refrigeration sizing. We had to plan the build so the room would not fight itself every time the door opened for loading.
There was also limited room for plant placement. The condensing unit needed enough airflow, but it could not sit where it would pull in hot discharge air or get knocked by trolleys and stock movement. We checked the route for pipework, electrical supply and service access before anything was fixed in place, which saved a lot of backtracking later on.
- Heat gain from frequent access was taken into account in the sizing
- Plant position was chosen for service clearance and better air movement
- Pipe runs were kept short where possible to reduce pressure drop
- Electrical and controls were planned with future maintenance in mind
Insulated room build and equipment supplied
We supplied a new insulated cold room build with modular panels, an insulated door set, refrigeration pipework, controls and a matched condensing unit. The aim was a practical room that would hold temperature well and not create unnecessary running costs. All components were selected for local conditions, including summer heat, dust and the reality of power interruptions.
The room was built with clean internal finishes and sealed joints to help control moisture and reduce condensation. We used a floor-friendly layout for easier cleaning and loading, with the internal arrangement set around the customer’s stock handling pattern. The refrigeration package was matched to the room volume and expected duty, rather than oversizing it and creating short cycling.
- Insulated panel room for chilled storage
- Matching condensing unit with correct capacity for the duty
- Insulated door with reliable sealing
- Refrigeration controls and safety components
- Pipework, brackets and installation consumables
Installation, commissioning and handover
The installation was completed over two working weeks from site start to handover, with coordination around the client’s operations so there was no unnecessary downtime. Once the panels and door were in, our team completed the refrigeration line set, mounted the condensing unit, connected the controls and carried out a full pressure test before charging and starting the system.
Commissioning included checking temperature pull-down, defrost operation and controller settings. We also verified airflow and made sure the room was not leaking air at the door frame or panel joints. Before sign-off, the team received a simple run-through on daily checks, what to listen for, and when to call for service. That kind of practical handover saves time later and keeps the room in better shape.
- Build and install completed in 2 weeks
- Pressure testing and leak checks carried out before commissioning
- Temperature settings confirmed on site with the client
- Operational handover given to site staff
Results after the room went live
Once the cold room was running, the client had a cleaner and more dependable storage point for chilled goods. The room reached temperature in a controlled way and held it without the constant cycling that can shorten equipment life. The customer also gained a layout that made receiving and sorting easier, so product did not sit out longer than necessary.
From a maintenance point of view, the result was just as important. Good access to the plant means routine checks are quicker, and if a service issue ever comes up, there is space to work properly. That matters in a food environment where delays affect stock, staff and delivery times. The project has stayed practical from day one, which is what the client wanted.
What we would do again on a similar site
If we were doing the same type of job again in Kimberley or any nearby town, we would follow the same approach: size the refrigeration correctly, confirm the door position early, and keep service access open from the start. On food sites, the small details matter as much as the equipment list.
We would also keep checking the power situation at the premises and plan backup or recovery options where needed. In the Northern Cape, load-shedding can affect recovery times, and a cold room that starts up cleanly after a cut is a lot easier to manage than one that is always catching up. That is why we focus on sensible layouts, proper controls and clear handover notes.
- Confirm traffic flow before finalising the door position
- Allow enough clearance around the condensing unit for servicing
- Plan for power interruptions and start-up recovery
- Use fittings and seals that stand up to dust and daily cleaning
Northern Cape refrigeration support from New Park
Modern Equipment is based in New Park, Kimberley and supports projects across Roodepan, Galeshewe, Kuruman and Upington as well. We work on cold rooms, refrigeration repairs, ventilation, aircon, pumps, solar backup and auto aircon, so clients can deal with one local supplier instead of chasing different contractors for each part of the job.
For cold storage work, our focus stays on correct sizing, neat installation and serviceability. Whether the job is a small chilled room or a full food handling upgrade, the aim is the same: equipment that suits the site and keeps doing its job without fuss.
